Ian Fletcher has been a driving force behind some of the most significant policy developments in our sector. From championing the Build-to-Rent model through the Montague Review, to securing consumer protections in the rental market and improving standards in student housing, Ian’s work has created lasting, positive impact. He has worked tirelessly to bring together policymakers, industry leaders and communities, always with integrity, insight, and a collaborative spirit. As he prepares to retire in 2025 after 22 years of service, we are proud to recognise his outstanding legacy.

In 2024, Moda Group delivered 1,800 new homes to the UK rental market, launching six neighbourhoods across BTR and SFH, while continuing to grow and deliver its wider pipeline, maintaining ESG excellence and pioneering social value initiatives as the core of all of its activity. 

Nationwide placemaker, Muse, works in partnership to create successful neighbourhoods with the emphasis on sustainability, community and quality. 2024 saw Muse and its JVs delivering over 2,000 new homes, including 44% affordable and the creation of innovative new partnership, Habiko, which is focussed on delivering 3,000 new affordable homes

As Newham's housing delivery company, Populo Living is transforming the lives of residents. Over 10 years they've delivered 783 homes, including 251 affordable, with many at social rent, plus Newham's first affordable later living development. Their Carpenters Estate regeneration will deliver 50% affordable housing units of the over 2,300 homes.

In August 2024, USS Investment Management Limited (USSIM) completed the £405m acquisition of over 3,000 shared ownership homes from Blackstone-backed Sage Homes - the largest deal in shared ownership since the product was created. The deal saw the launch of Sparrow Shared Ownership Limited, a regulated, registered shared ownership provider.

Eeko is a bold and impressive redevelopment of Camden's outdated Agar Grove Estate, setting a new benchmark in sustainable urban living. As one of the UK’s largest Passivhaus-certified projects, Eeko integrates energy-efficient homes, green spaces, and community-centric design, fostering wellbeing, biodiversity, and climate resilience. It’s innovation exemplifies future-forward residential development.

The Cocoa Works is a stunning redevelopment of York’s historic Rowntree’s Factory, providing 279 high-spec apartments, 30% of which are affordable homes. The Ebury Bridge Estate is a unique project in central London, setting a bold example in regeneration to deliver a sustainable build and create an inclusive and cohesive multi-tenure community. In partnership with residents, Westminster City Council will deliver 781 homes, of which 53% will be affordable.

HGP is an innovative equity investor in the UK’s Living sector, supporting developments that demonstrate ESG credentials, affordability, regeneration and social impact. HGP committed £138m in 2024, launched new strategies, expanded into new geographies and sectors, building on HGP’s vision to be the UK’s living sector equity investor of choice.

Regenerating a 1960s estate for the London Borough of Camden, Agar Grove is the largest Passivhaus development in the UK. The masterplan provides 496 new homes, including affordable council homes, temporary accommodation and private sale homes. The latest phase, Phase 1c, delivered 125 new units.

In 2024, Londonist DMC showcased exceptional agility, innovation, and dedication, reinforcing its position as a leader in the student accommodation sector. With outstanding sales performance, thousands of bookings, and an impressive occupancy rate exceeding 95%, Londonist set a benchmark for excellence in the industry

Gatehouse Living Group is the leading investment and asset manager in single-family BTR, with its unique, vertically-integrated approach driving the sector. 2024 showcased the group’s full capabilities: establishing new JVs, expanding existing platforms and completing its second, benchmark disposal of a portfolio of scale. Gatehouse Living Group delivered SFR success.
